San Antonio is quickly becoming one of the most talked-about real estate markets in 2025. With impressive growth in population, a thriving job market, and a tech sector on the rise, this south-central Texas city offers opportunities for homebuyers and investors. To provide deeper insights into why this region is booming, we turned to Miguel Herrera, Managing Partner of The Agency San Antonio , to share his expertise on the current trends and what buyers can expect in the near future.

 

Who is moving to San Antonio today, and why? 

There are several types of buyers I’m seeing right now. 

The first is Mexican Nationals. Many affluent Mexican investors are moving to San Antonio due to the political and economic climate in Mexico. The rise of socialist policies has made them look for stable, business-friendly environments, and Texas—especially San Antonio—offers exactly that. They see the city as a prime destination for real estate investments, second homes, and business expansion.  

I also see tech professionals from California and Seattle. With skyrocketing costs in places like California and Seattle, many tech professionals are turning to Texas, and San Antonio is catching their attention. The city offers affordable luxury —high-quality housing, lower taxes, and a great lifestyle at a fraction of the price compared to the West Coast.

There is a large military community of San Antonio— it’s known as Military City USA due to the presence of multiple military bases, including Joint Base San Antonio, Lackland, Randolph, and Fort Sam Houston. The military community is a key driver of the local economy, with active-duty personnel, veterans, and their families choosing to settle here permanently. The strong support network, affordable cost of living, and career opportunities make San Antonio a top choice for those with military ties.  San Antonio continues to grow as a hub for investment, relocation, and opportunity. 

 

What is the lifestyle like in San Antonio, and what do people love most about it?

San Antonio offers a relaxed yet vibrant lifestyle with a rich blend of culture, history, and modern amenities. People love the city’s friendly atmosphere, affordable cost of living, and diverse food scene—especially the Tex-Mex. The River Walk, historic sites like the Alamo, and numerous festivals keep things lively, while family-friendly neighborhoods and strong job growth make it a great place to live.

 

What are the most popular neighborhoods in San Antonio right now, and why?

The Dominion. This iconic community offers everything from luxurious estates to more minimalist, modern designs that rival Beverly Hills. It’s a prime spot for those seeking exclusivity, top-tier amenities, and a prestigious address. 

Terra Mont is also popular. If you’re looking for breathtaking views comparable to the Hollywood Hills, this is the place. Nestled in the Hill Country, it offers stunning scenery and a serene atmosphere while still being close to the city.

Huntington at Shavano Park is one of the most high-end neighborhoods in San Antonio, Huntington boasts expansive 1+-acre lots, providing privacy and space while being conveniently located near the Medical Center.  

Cordillera Ranch in Hill Country is a dream for those who love the outdoors and luxury living. With one of the best country clubs in the region, complete with valet parking for your horse—it offers a unique blend of elegance and rustic charm. Residents also enjoy exclusive access to the River Club, perfect for waterfront relaxation and activities, as well as the Rod and Gun Club, catering to shooting and hunting enthusiasts.

 

What types of properties are in highest demand right now?  

The highest-demand properties right now are those that offer exclusivity, security, and a luxury lifestyle. Gated and guarded communities are particularly sought after as buyers prioritize privacy and safety. Additionally, homes with resort-style amenities—such as pools, fitness centers, and social spaces—are attracting buyers looking for a high-end living experience. 

Country clubs with golf courses are also in demand, especially among those who enjoy an active lifestyle and the prestige of club membership. These types of properties not only provide comfort and convenience but also offer a strong investment potential in today’s market.

 

Do you have any specific stats or numbers that illustrate the area’s real estate growth?

San Antonio was named the #1 Fastest-Growing City in the U.S. by the U.S. Census Bureau . It was also named among the Top 10 Best Places to live in Texas by U.S. News and World Report . Last but not least, it is the  #1 Most Visited City in Texas

 

Do you have any predictions for the market in 2025? 

The market in 2025 is looking more balanced compared to previous years. While fluctuations are always present, we’re seeing a more stable environment overall. One thing that remains consistent is the resilience of the luxury sector. 

High-end properties, especially in the ultra-luxury segment, tend to be less affected by broader market shifts.  Right now, there’s a noticeable lack of inventory in the upper luxury tier, making these properties even more desirable. Areas like The Dominion are showcasing more high-end listings, particularly in the $4M+ range, highlighting strong demand despite limited supply. This trend suggests that premium properties will continue to hold their value and attract buyers looking for exclusivity and quality.
